For Landlords
What's actually included in your management fee?
The annual gas safety check (CP12), an EICR when it falls due, and emergency callout cover are all included in the standard management fee. Because our own team carries them out directly, they don't arrive as separate invoices the way they typically would with an agency that subcontracts this work.
Do you handle gas safety certificates and EICR reports yourselves?
Yes. Our directors and wider team include qualified Gas Safe engineers and electricians, so certificates are renewed by people we employ directly — not a rotating list of subcontractors.
What happens if something goes wrong out of hours?
Emergency callout cover is built into the management fee. Genuine emergencies — a burst pipe, no heating, an electrical fault — are responded to without waiting for the next working day.
Can you take over a property I already let privately?
Yes. We can take on an existing tenancy mid-term, review the certificates already in place, and bring anything overdue up to date as part of onboarding.
How do I instruct you to manage my property?
Send us the property details through the contact form and we'll come back with how our management fee compares to what you're paying now, with no obligation.

How do I apply for a property I've seen listed?
Open the listing on our Properties for Rent page and use the Enquire button, or contact us directly quoting the property name and area.
Who do I contact once I've moved in?
Your dedicated property manager, who you'll have met during referencing and check-in. For anything urgent outside office hours, our emergency callout line covers genuine emergencies.
Which areas do you have properties in?
Belgravia, Chelsea and Pimlico currently, with new instructions added regularly across neighbouring Prime Central London areas.
Is a property's compliance certification up to date?
Yes — gas safety and electrical compliance are tracked and renewed by us directly on every managed property, whether or not it's currently let.
